Before you sign any contract for a flat roof make sure your salesperson explains what you are getting as many roofers will try and charge top dollar for a low-cost roof because the client does not know the difference. 2-ply torch down is a low-cost roof and should be priced similar to shingle

3-ply hot mop is a superior roof and should sell at a 40-60% premium over 2-ply

Anything beyond 3-ply is a specialty product and you should do your research before purchasing.
